Why We're Different

Anyone can promise. We put it in writing — and let you check.

Plenty of companies will offer to lease your property and rent it out. The difference is rarely in the pitch — it's in what's written down, what's insured, and what you can see for yourself after the keys change hands.

Everything below is how we already operate, most of it as written clauses in the leases we sign. Hold us to it.

  1. 1.Written consent, before anything

    We never operate a property without the owner's written consent to sublease and to guest stays — it's a named clause in our lease addendum, not an assumption. If you haven't signed it, we aren't operating.

  2. 2.Insurance before keys

    We carry commercial general liability insurance of at least $1,000,000 per occurrence, and you receive a Certificate of Insurance naming you as Additional Insured before the lease commences — and again at every policy renewal.

  3. 3.A live window into your property

    Every owner gets portal access: occupancy, stays, the maintenance work log, statements, and documents — updated as we operate, viewable any night at 2 a.m. You don't have to trust us; you can look.

  4. 4.Every guest vetted

    Nightly bookings come through platforms that verify guest identity, and we screen every stay ourselves on top — including direct and mid-term bookings. Occupancy caps appear in every listing, and a guest log is available to you on request.

  5. 5.Licensed where the law requires

    Nightly stays run only where zoning permits them and only with the State of Florida vacation-rental license, any local registration, and tourist-tax collection in place. Where nightly isn't permitted, we operate 30-day-plus stays only — traveling healthcare professionals and executives.

  6. 6.No parties. No events. No exceptions

    Our core guests are traveling nurses, physicians, and professionals — people who work early. House rules with quiet hours and occupancy limits are in every listing, and a stay that breaks them ends.

  7. 7.Rent on the 1st, from a business

    You're paid by one corporate tenant of record — a Florida LLC with a W-9 on file — not by whoever happens to be staying. Repairs are handled by licensed professionals, with receipts.

  8. 8.The honest no

    If your mortgage, insurance, or association documents don't permit this arrangement, we tell you quickly and plainly instead of papering over it. A deal that starts with a workaround isn't one we'll sign.
