We master-lease the homes that sit — one corporate tenant of record, rent on the 1st, and a referral fee for the introduction. Your management relationship stays exactly where it is: with you.

A tenant, not a competitor

A master lease from us is not a management pitch. We are not after your owners — we are after a lease. You keep the client, the management agreement and the relationship; we take the vacancy, the turnover and the late-night calls on the doors you place with us.

Many partners keep an oversight role with their owner throughout the tenancy. However you structure your side, the owner stays your client — and gets a tenant they can verify instead of one they have to trust.

What placing a door with us pays

  • A referral fee on every signed lease — 25% of one month's rent, in writing before the first deal, payable to you, your brokerage or your company, however your side requires.
  • $150 each time a referred lease renews. One introduction keeps paying.
  • Twelve-month protection: any property you introduce counts for a full year. You cannot be waited out.
  • Fewer status calls to field: every owner gets a private live portal — occupancy, payment schedule, work log, documents.
  • A counterparty you can defend to any owner: Florida LLC, $1M liability coverage with the owner named, W-9 and entity documents the same day they're requested, and the entity signs.

Two ways to place a door

A stale door and a restless owner are different problems. We solve both:

Take it off your board — the master lease

We become the tenant of record: rent on the 1st, our operation, our responsibility. You collect 25% of one month's rent, plus $150 at each renewal.

Keep the owner close — the co-host

For owners who want the upside — or doors where a flat rent doesn't fit — the owner stays host of record and keeps the revenue; we run listings, guests and operations for a share. You share in our revenue on that door for the first year, paid quarterly. Structured case by case.

  • The same rent on the 1st, every month, occupied or not.
  • A professionally cared-for home: screened guests, housekeeping between stays, and small repairs handled at our cost under an agreed threshold.
  • Move-in condition documented with an inspection report and photographs — deposit conversations become evidence, not memory.
  • A clean exit if it ever stops working: mutual notice terms, negotiated openly in the lease.

The doors we want first

Furnished or largely furnished homes, 3+ bedrooms preferred, sitting vacant 30 days or more — Polk, Osceola, St. Johns and Duval counties and the surrounding corridors. A furnished home that sits is exactly our profile: the owner's furniture starts earning, inventoried and cared for. Send an address; you get a written yes-or-no in about two business days.

The questions managers ask

Does this replace my management fee?+

Your arrangement with your owner is between you and them, and nothing in our lease touches it. Some partners step back on placed doors and keep the referral income; others keep an oversight role and their fee. Both work — we're the tenant either way.

Who's responsible when something breaks?+

Small repairs under an agreed per-repair threshold are ours — done, paid for, and logged in the portal. Above the threshold, the owner decides, with our documentation in hand and any warranty or insurance claim pursued first.

Who is actually in the house?+

Pre-screened guests — traveling healthcare professionals on hospital contracts, relocating executives, families between homes. Stay types always conform to the lease, the community's rules and local registration requirements, and a guest log is available to ownership on request.

What if the owner wants out?+

Our standard terms include a mutual written-notice provision, negotiated per deal. An owner who feels trapped tells other owners — we would rather re-earn the lease every month than hold anyone hostage.
