Can this property be short-term rented?
Three separate sets of rules decide it — the county's, the city's if the address is inside one, and the HOA or resort community's. They disagree more often than owners expect, and the strictest one wins. Put in an address and I'll tell you what I've researched, when I last read it, and where I read it.
How this works
- ▪The address is resolved to a county and, if it sits inside one, a city — using the US Census geocoder, so an unincorporated address is identified as unincorporated rather than quietly assigned to the nearest city.
- ▪The governing rule is read from what has been researched and recorded for that jurisdiction, along with the date it was last read and the source it came from.
- ▪The address text is matched against known HOA and resort community rules, which bind the property no matter which government it answers to.
- ▪The strictest layer wins, and anything ambiguous is reported as unanswered rather than resolved in the direction that would suit me.
This is not legal advice, and it isn't a permit. It reports what was researched, when, and from what source — and says so plainly when that isn't enough to answer. Ordinances change, and Florida's preemption position is unsettled. Read the current rule before money moves.
