Transitional and rapid-rehousing programs live or die on unit supply, and most landlords hand you an empty box and a shrug. We're a corporate housing operator — sourcing, leasing, and furnishing houses is the whole business. For program partners that means:

  • Need more capacity? We source additional houses to your spec on demand — that's our engine, not a favor.

How a placement works

1 — Spec call

Twenty minutes: bedrooms, locations, budget band, inspection requirements, start window. We send the packet — entity docs, W-9, insurance certificate, and a specimen lease — the same day.

2 — Letter of intent

One non-binding page: unit spec, rate range, start window, inspection contingency. We bring the template so your counsel reviews instead of drafts. The LOI is what puts our sourcing to work for you.

3 — Standup

We lease, furnish, and prepare the house, schedule the inspection jointly, and hand over keys on a lease that starts when your funding does. Target: 30 days from signed LOI.

Program directors ask

Who holds the lease?+

Your organization, as the tenant on one organizational lease per house. We never sign leases with individual participants and never insert ourselves into your program relationship — placement, support, and services stay entirely yours.

Can the houses pass our inspection?+

The houses are prepared to a life-safety configuration — hardwired smoke detection, compliant bedroom egress, no barred windows without quick-release — and we schedule and attend the inspection with you. If your program has requirements beyond that, they go in the spec call and the LOI.

How fast can a house be ready?+

Thirty days from signed LOI is the target for sourcing, leasing, furnishing, and inspection-ready handover. Houses already in our portfolio can move faster.

What does it cost?+

Market-reasonable furnished rates for the unit and area, structured to your budget — utilities included or separate, terms aligned to your grant year. The rate card is in the packet; every number is negotiated before the LOI, not after.

Are you a service provider or grantee?+

No — housing only, on purpose. We don't compete for grants, don't provide services, and don't appear anywhere in your program design. We're the supply arm; the program is yours.

Where do you operate?+

Central Florida today — Polk County and surrounding metros — and we expand where partner organizations need units. If your program is elsewhere, start the conversation anyway: sourcing to demand is the model.
